Established in 2005, Gateway Title Services is a full service real estate title company offering professional title and closing services for the sale, purchase or refinance of real property, and providing title insurance underwritten by Old Republic National Title Insurance Company. We work with real estate agents, builders, developers, commercial property investors, financial lending institutions, and individual residential property owners or buyers.
The closing, sometimes referred to as the settlement, of a real estate transaction can be filled with stress and uncertainty in the days and weeks leading up to the closing. Our role in that process is to first do a thorough search of public records to verify property ownership and document any liens (mortgages, judgments, unpaid taxes, etc.) that must be paid for the seller to convey good title to the property. We then work closely with the real estate agents and the buyer’s lender to make sure that all terms of the sales contract, and all conditions of the buyer’s mortgage, are complied with. We are also responsible for recording the new deed and buyer’s mortgage documents after the closing and for disbursing funds to pay off any liens, fees associated with the buyer’s mortgage, any real estate agent commissions, the title insurance premium, and all other closing costs.
